- What is the notice period?
The notice period is 28 days, but we will try to inform you as soon as we know more about the termination of the project and you will get priority for a new property.
- How much does a workspace cost?
The cost is depending on where the property is, the type and size of the property and if you have additionals bills to pay. As a guide, prices start from as little as £80 per week.
- Are there any other costs involved?
The main cost is the license fee payable monthly in advance. There is also an initial administration charge to cover our checks and license preparation.
- Why such a low price?
When you’re a commercial property guardian, you are helping us and the owner by keeping the property occupied, and this is our way of saying thank you! All we ask is that you keep the property in a good condition. It’s much cheaper than regular rent, ideal if you’re looking to save money or having a startup company.
- Do I have to pay a deposit?
Yes, a deposit is required (a month’s licence fee) and is returned automatically 28 days after you leave the property. Deposits are returned in full on the condition that the property is vacated clean and clear (the same way it was at the start).
- When I apply to become a Commercial Property Guardian, what happens next?
Once you apply you will go through VPS Guardian Services screening process, followed by an interview with one of our team. From there we will liaise with you about the properties available and arrange viewings.
- Are the properties furnished?
Some properties may come furnished, although it is best to prepare yourself that the property will be unfurnished.
- What would my responsibilities be?
Your responsibilities as a commercial property guardian would be to keep the property tidy and in a clean condition, generally look after the property by reporting any defects to VPS Guardian Services.
- What kind of property could I be working in?
It could be a variety of properties including an office building, school, church, sports centre, pub or farm. All properties are checked to ensure they are fully fire and health and safety compliant. We use the properties in our management in the original state. Was it meant to be for workingspaces than we will use it as a workingspace.
- Can I change things in the property?
In some cases the properties can be decorated but you must always seek written permission in advance from VPS Guardian Services and keep in mind that we can’t offer a guarantee for how long you will be using the property.
- Will I be required to pay for utilities?
In some cases, utilities will be paid for and in others you will need to pay. If you have to pay for utilities then this will be explained to you at your induction to the property.
- Will I have my own pantry and toilets?
In many cases you would have individual facilities, however, it is likely that in a smaller building you would be sharing a pantry and toilet facilities with your fellow guardians. This would all be explained at your induction.
- Will I be having the building for my own?
In most cases you would be having a unit is a building and you will have other fellow guardians around. But there will be occasions you could be having the building for your own.
- Will I be able to go on holiday for 2 weeks?
Yes, of course you can go on holidays, but you would need to inform VPS Guardians two weeks in advance so that we can ensure that the property is secure, particularly if you are using the property alone.
- Will the property have a telephone and wifi?
Some properties might have telephone and wifi facilities; however, if they do not, you can arrange to have them installed in most cases. You would need to seek written permission in advance from VPS Guardians. Installation would need to be arranged with the appropriate provider and in your name.
- Some properties are currently full, can I still sign up?
Due to the nature of our business properties can come and go very quickly. At this moment the property can be full, but this might change in the (near) future. By signing up as a commercial property guardian you will be added to our waiting list and we can contact you as soon as something suitable becomes available.
